Construction on the Denham Building Project in Parkside Has Begun

One of the Magic City’s newest projects is officially underway as construction began in July on the Denham Building project.

Located in Parkside – one of Birmingham’s hottest areas for development – the Denham Building is a mixed-use development that will feature office space, retail space, and restaurant space, as well as room for 59 urban lofts.

The total size for the project tops out at 81,000 square feet of space. The project is scheduled for completion in fall 2019.

Atlanta-based Third & Urban is responsible for overseeing the renovation to landmark of a district that has seen remarkable revitalization over the past half-decade.

The renovation will give a thorough makeover to the Denham Building, which was originally built in 1927 to service merchants and manufacturers. The construction will be led by Birmingham-based Creature; residential space will be leased by Arlington Properties, and commercial space will be leased by Colliers International.

Parkside Continues to Develop

A coalition of Birmingham entities, spearheaded by REV Birmingham and featuring the City of Birmingham, UAB, Children’s Hospital, and Alabama Power, has been carrying out a years-long initiative to revitalize Parkside. The journey began with the creation of Railroad Park in 2010 and has continued to the present, with numerous projects – including Regions Field – being launched along the way.

One goal of the coalition is to make the area more pedestrian friendly, while also attracting a diverse group of people to live, work, dine, and relax in the neighborhood. Mixed-use developments like the Denham Building and the other spaces already in operation offer a perfect solution: an ideal mix of residential and commercial that solves the commuter problem of people staying away because they’d have to drive in from the suburbs.

Now, a legion of young professionals – and even older professionals who enjoy the city life – have made Parkside their home. It’s no coincidence that this has happened along with a revitalization of the downtown core in general that has been in vogue for the past decade.

For the next year, patrons of Parkside will watch with interest as construction crews stay hard at work turning a legacy Birmingham building into a fresh, new sign of the modern era – the Magic City that is emerging from the past with an eye toward the future.
